- 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
- DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan 842 CDA ZZ ZZ DR A 00 0100 Rev 01; Materials Schedule 842 CDA ZZ ZZ DR A 05 0000 Rev 02; Proposed North Elevation 842 CDA ZZ ZZ DR A 05 0200 Rev 02; Proposed South Elevation 842 CDA ZZ ZZ DR A 05 0201 Rev 02; Proposed West Elevation 842 CDA ZZ ZZ DR A 05 0202 Rev 02; Proposed East Elevation 842 CDA ZZ ZZ DR A 05 0203 Rev 02; Cover Letter – CREATE; Fire Strategy dated 25/11/2025 by Magenta Compliance Ltd; Planning Statement/Design & Access Statement/ Statement of Community Involvement dated 13/02/2026; Sustainable Design & Construction Statement dated 22/03/2026. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
- MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the 'PLANNING STATEMENT / DESIGN & ACCESS STATEMENT / STATEMENT OF COMMUNITY INVOLVEMENT'. The development shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
