  1. The development hereby permitted shall be commenced before the expiration of THREE years from the date hereof. REASON: Imposed in accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990.
  2. The development hereby permitted shall not be carried out otherwise than in conformity with the following submitted plans and details: - 0515/DH/GA00 Rev. A (Location Plan) - 0515/DH/GA00.2 Rev. B (Proposed Site Block Plan) - 0515/DH/GA02 Rev. A (Proposed Floor Plan) - 0515/DH/ES03 Rev. A (Proposed Elevations and Overhead Sketch Visuals) - 0515/DH/ES02 Rev. A (Proposed Elevations) - 0515/DH/JUS1 Rev. A (Proposed Photomontages) - 0515/DH/V01 Rev. A (Proposed Sketch Visuals) - 0515/DH/V02 REV. A (Proposed Sketch Visuals) - Proposed Air Source Heat Pump Details (10KW) - Arboricultural Survey REASON: For the avoidance of doubt.
  3. Town and Country Planning (Development Management Procedure) (England) Order 2015 Article 35(2) statement. The Local Planning Authority did not identify problems arising in relation to dealing with the application.
  4. Prior to the commencement of the development hereby permitted, tree protection measures shall be put in place in accordance with the approved details. All tree protection measures shall be retained for the duration of works. REASON: To minimise the risk of damage to nearby trees, protection measures need to be in place before work starts on site and maintained during the construction period in accordance with Policies 04, and 06 of the Lake District National Park Local Plan 2020-2035.
  5. Prior to its application to the extension hereby permitted, a sample of the roof and wall cladding material shall be submitted to the Local Planning Authority for approval. The walls and roof of the development shall thereafter be completed in accordance with such details as are approved, and maintained and retained in accordance with those details thereafter. REASON: To ensure a satisfactory standard of development in accordance with Lake District National Park Local Plan policy 06 and National Planning Policy Framework policy DP3.
