Planning conditions
  1. The development hereby permitted shall be commenced before the expiration of THREE years from the date hereof. REASON: Imposed in accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990.
  2. Except as required by conditions below, the development hereby permitted shall not be carried out otherwise than in conformity with the following submitted plans and details: - Drawing nos. 25-127-DWG010 Rev B Proposed alterations sheet 1 (floor plans); 25-127-DWG011 Rev B Proposed alterations sheet 2 (roof plan); 25-127-DWG012 Rev B proposed alterations sheet 3 (Elevations); 25-127-DWG015 Rev C Block plan and Location plan - Scoping Otter Survey Ref: 10235 - Tree Survey Report dated 09.04.26 - Construction Method Statement dated April 2026 REASON: For the avoidance of doubt.
  3. The roof of the building shall be covered with goosewing grey (BS 10A05) or merlin grey (BS 18B25) coloured sheeting. REASON: To ensure a satisfactory standard of appearance of the development in accordance with Policies 01 and 06 of the Lake District National Park Local Plan 2020-2035.
  4. Notwithstanding the contents of the Tree Survey Report dated 09.04.26, this approval does not confer consent for the removal of trees identified as T3 and T12 or the pruning trees T11 and T14. REASON: The removal and pruning of the trees is not considered to be necessary to facilitate the development, and retaining the trees will protect the amenity value of woodland W1 of TPO no. 328, in accordance with Policies 04 and 05 of the Lake District National Park Local Plan (2020-2035).
  5. Notwithstanding the content of the Tree Survey Report dated 09.04.26, tree protection measures to BS 5837: 2012 shall be erected to the north east and south east edges of the parking space to the rear of the boathouse prior to the commencement of any works of development approved by this permission, and shall be maintained in position throughout the duration of the works hereby approved. REASON: To protect the trees to be retained as part of W1 of TPO no. 328 during the course of construction, in accordance with Policies 04 and 05 of the Lake District National Park Local Plan (2020-2035).
  6. Town and Country Planning (Development Management Procedure) (England) Order 2015 Article 35(2) statement. The Local Planning Authority have worked with the applicant in a positive and proactive manner by seeking solutions to problems arising in relation to dealing with the application by seeking minor amendments.
