Planning conditions
  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application Form received 03/03/2026 Location Plan received 03/03/2026 Proposed Site Plan DWG No. Ty/1703/SK10 received 03/03/2026 Proposed Floor Plans DWG No. Ty/1703/SK11 received 20/04/2026 Proposed Elevations DWG No. Ty/1703/SK12 received 20/04/2026 REASON: To ensure that the development is carried out in accordance with the approved details.
  3. All planting comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the dwelling and any trees or plants which, within a period of five years of the time of planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species. REASON: In order to ensure that the site is adequately landscaped in the interest of visual amenity and biodiversity and to comply with Policy PC3 and EN2 in the Adopted Flintshire Local Development Plan.
  4. The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to The Coal Authority on 0845 762 6848.
