- The Local Planning Authority consider that insufficient information has been provided to demonstrate that the proposed dwelling is to be affordable and therefore the proposal is considered contrary to policies STR2, STR4, PC1, HN4 and HN4-C of the Flintshire Local Development Plan, SPGN No.10 - New Housing in the Open Countryside and PPW12.
- The application site is outside of a recognised settlement boundary and where market dwellings will only be supported where they are essential to delivering affordable housing. The provision of a single market dwelling is therefore considered contrary to policies STR2, STR4, PC1, HN4, HN4-C and HN4-D of the Flintshire Local Development Plan, SPGN No.10 - New Housing in the Open Countryside and PPW12.
- The applicant has failed to demonstrate that the potential risks associated with the presence of land contamination may be sufficiently mitigated contrary to Policies STR13 and EN16 of the Flintshire Local Development Plan.
- The applicant has failed to demonstrate that potential noise and amenity consideration may be sufficiently mitigated contrary to Policy EN18 of the Flintshire Local Development Plan.
- The applicant has failed to demonstrate that protected sites may be adequately protected contrary to Policy EN6 of the Flintshire Local Development Plan.
