The replacement dwelling is significantly larger than the existing dwelling and does not reflect the original character, design and form. Therefore the proposal is contrary to Policy HN4-A of the Flintshire Local Development Plan.
The application fails to demonstrate that the proposal would not have an adverse impact on highway safety and fails to demonstrate that it can provide appropriate levels of parking, servicing and maneuvering space contrary to Policy PC5 of the Flintshire Local Development Plan.
The application fails to demonstrate that the existing dwelling does not have significant local historical or architectural interest and therefore the proposal is contrary to Policy HN4-A of the Flintshire Local Development Plan.
The application fails to demonstrate that protected species and trees can be adequately protected and therefore the proposal is contrary to Policies EN6 and EN7 of the Flintshire Local Development Plan.
The application fails to demonstrate that Dwr Cymru Welsh Water's assets can be adequately protected from the development. Therefore the proposal is contrary to Policy EN15 of the Flintshire Local Development Plan.
The application fails to demonstrate that any risk to ground stability and public safety can be adequately mitigated. Therefore the proposal is contrary to Policy EN17 of the Flintshire Local Development Plan.
The application is not supported by an appropriate GIS, including proportionate enhancements to biodiversity. As such, the proposal fails to comply with Policies STR13 and EN2 of the Flintshire Local Development Plan 2023 and paragraph 6.2.12 of Planning Policy Wales.
