Planning conditions
  1. The demolition shall be carried out in accordance with the following approved plans and documents: Application form received 23.12.25 Existing and proposed plan Dwg 100 P4 Preliminary Roost Assesment Heritage Statement Access Statement REASON: To ensure that the development is carried out in accordance with the approved details.
  2. Prior to commencement of demolition a Demolition Management Plan or CEMP shall be submitted to and approved in writing by the Local Planning Authority to address any potential noise, dust and vibration issues that may occur as a result of the demolition. Thereafter the development shall be undertaken in strict accordance with the approved details. REASON : For the avoidance of doubt and in compliance with policy EN18 Pollution and Nuisance of the Flintshire Local Development Plan.
  3. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
