The installation of replacement mechanical plant and associated fence enclosures.

1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
2. 3. Notwithstanding the boundary treatment and acoustic fencing shown on the approved plans, no installation or operation of the replacement mechanical plant shall take place until a Revised Boundary Treatment and Acoustic Enclosure Scheme has been submitted to and approved in writing by the Local Planning Authority. The scheme shall include but not be limited to: Full design details of all boundary treatments and enclosures associated with the plant, including materials, finishes, and appearance. Precise height, profile, and construction specifications for each element of fencing or enclosure. Acoustic performance data demonstrating compliance with relevant British Standards, including BS 8233:2014 and BS EN 1793/1794 (or any successor standards) and demonstrating year round effectiveness. The mechanical plant shall not be brought into use until the approved scheme has been fully installed. The approved boundary treatments and acoustic enclosures shall thereafter be retained, maintained, and kept in effective working order for the lifetime of the development. REASON: To ensure the provision of robust and effective boundary treatments and acoustic mitigation in the interests of protecting the amenity of nearby occupiers, in accordance with Policy EN18 of the Flintshire Local Development Plan.
