- By virtue of its scale, massing, siting and design the proposed development is not considered to be reflective or sympathetic to the surrounding characteristics of the area contrary to policies STR4 and PC3 of the Flintshire Local Development Plan
- The siting and massing of the proposed dwelling will cause unacceptable harm to privacy and daylight to nearby residents contrary to policies STR4, PC2 and PC3 of the Flintshire Local Development Plan
- Inadequate information has been provided to demonstrate that the risks from historic coal mining on future residents can be adequately managed contrary to policy EN16 of the Flintshire Local Development Plan
- Inadequate information has been supplied with regards to the proposed drainage strategy for the site including foul and surface water drainage. Additionally, insufficient information has been provided to demonstrate that the proposed development will not be located within the protection zone of a Dwr Cyrmu/Welsh Water asset. The proposal is therefore contrary to policy EN15 of the Flintshire Local Development Plan
