- In the opinion of the Local Planning Authority the application fails to demonstrate that the proposed development will not have an unacceptable impact upon existing residential amenity through light emissions and parking demands. This is contrary to policies PC2 and EN18 of the Flintshire Local Development Plan.
- The application does not provide adequate compensatory planting and therefore does not demonstrate Net Biodiversity Benefit. As such, the proposal fails to comply with Policies STR13 and EN2 of the Flintshire Local Development Plan 2023 and paragraph 6.2.12 of Planning Policy Wales.
- The application as proposed fails to demonstrate that surface water drainage can be adequately discharged without connection to the public network sewer contrary to Policy PC2 of the Flintshire Local Development Plan.
