Planning conditions
- The Local Planning Authority considers that the building subject of this application falls outside of the residential curtilage contrary to Policy HN6 of the Flintshire Local Development Plan.
- The application is not supported by a GIS, and the application does not include any enhancements to biodiversity. As such, the proposal fails to comply with Policies EN2 and STR13 of the Flintshire Local Development Plan and Planning Policy Wales 12.
- The Local Planning Authority considers that the proposal would result in harm to the open countryside location and would result in a new dwelling in the open countryside, contrary to policies HN6 and HN4 of the Flintshire Local Development Plan.
- The Local Planning Authority consider that by virtue of its scale, design and siting, the proposed annexe would not be ancillary to the residential use of the existing dwelling and would be constituted to be self-contained contrary to Policy HN6 of the Flintshire Local Development Plan.
