Conversion of existing residential pool house into residential annexe

1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
2. The development shall be carried out in accordance with the following approved plans and documents: Application Form date received 28/11/25 Location Plan PL-001A date received - Dwg PL002 A date received 28/11/25 AMENDED Existing and Proposed Block Plan PL-002 Rev A date received 2/6/26 AMENDED Proposed Floor Plans - Dwg PL003 Rev A date received 21/08/26 AMENDED Proposed Elevations Dwg PL-004 Rev A date received 21/8/26 Proposed Sections - Dwg PL005 date received 28/11/25 REASON: To ensure that the development is carried out in accordance with the approved details.
3. The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Coed Llys (or any subsequent re-naming of the dwelling) Bryn y Garreg, Flint Mountain, Flint. REASON: The occupation of the building otherwise would be in conflict with the local planning authority's policies and to ensure compliance with Policy HN6 in the Flintshire Local Development Plan.
4. Facilities shall be provided and retained within the site for the parking and turning of vehicles. Such facilities being completed prior to the proposed development being brought into use. REASON :To ensure that adequate parking and maneuvering space is made and to avoid the necessity for reversing movements into or from the highway in the interests of highway safety and maintaining the free flow of traffic on the adjoining highway in compliance with Policy PC2 of the Flintshire Local Development Plan.
5. No surface water from any increase in the roof area of the building /or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system. REASON: To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment in compliance with Policy PC2 of the Flintshire Local Development Plan.
6. The proposed biodiversity net benefit mesures, shown on the AMENDED Existing and Proposed Block Plan PL-002 Rev A approved as part of this permission shall be installed on site prior to the bringing into use of the annexe accommodation hereby permitted. REASON: In the interests of maintaining and enhancing biodiversity in accordance with Local Development Plan Policies STR13, PC2 and Planning Policy Wales (PPW) Edition 12
7. You are advised to address the issue of leakage from an existing oil container within the site on the grounds of Health and Safety and potential ground contamination.
