Facilities shall be provided and retained within the site for the loading, unloading, parking and turning of vehicles in connection with both the existing residential property and the proposed holiday let. Such facilities being completed prior to the proposed development being brought into use. REASON: To ensure that adequate parking and maneuvering space is made and to avoid the necessity for reversing movements into or from the highway in the interests of highway safety and maintaining the free flow of traffic on the adjoining highway, and to comply with Policy PC5 of the Flintshire LDP.
HIGHWAYS SUPPLEMENTARY NOTES TO BE ISSUED TO APPLICANTS AS PART OF PLANNING CONSENT Notwithstanding any planning consent which may have been granted, no work shall be executed within the highway without the prior approval in writing from the Local Highway Authority and any of the following clauses, as deemed appropriate, or as specified on the planning consent notice shall be strictly adhered to:- (9) A public right of way, described below, crosses / abuts the application site and should be safeguarded before development commences : - FOOTPATH 33 NOTE: In accordance with current policy any planning consent requiring diversion / extinguishment of a public right of way to enable development to be carried out will not be processed by the County Council. The Developer / Landowner shall make application for such an Order to the Secretary State for Wales under Section 247 of the Town and Country Planning Act 1990.
Advisory Notes - Welsh Water The applicant is also advised that some public sewers and lateral drains may not be recorded on our maps of public sewers because they were originally privately owned and were transferred into public ownership by nature of the Water Industry (Schemes for Adoption of Private Sewers) Regulations 2011. The presence of such assets may affect the proposal. In order to assist us in dealing with the proposal the applicant may contact Dwr Cymru Welsh Water. Under the Water Industry Act 1991 Dwr Cymru Welsh Water has rights of access to its apparatus at all times. In accordance with Planning Policy Wales (Edition 12) and Technical Advice Note 12 (Design), the applicant is advised to take a sustainable approach in considering water supply in new development proposals, including utilising approaches that improve water efficiency and reduce water consumption. We would recommend that the applicant liaises with the relevant Local Authority Building Control department to discuss their water efficiency requirements.
