- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application form received 27/11/2025 Planning statement received 27/11/2025 Location plan received 27/11/2025 Exisiting block plan received 27/11/2025 Proposed block plan and ground floor plan received 27/11/2025 Elevation plan received 27/11/2025 REASON: To ensure that the development is carried out in accordance with the approved details.
- This permission shall enure for the benefit of the applicant Mr Stephen Massey only and shall not enure for the benefit of the land and upon the applicant ceasing the use, the permission shall become null and void. REASON: To enable the local planning authority to maintain control over the proposed development and to ensure compliance with Policy PC2 of the Flintshire Local Development Plan.
