- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application form received 25.11.25 Existing and proposed block plan Dwg 02 Existing and proposed plans and elevations Dwg 01 Rev A Location plan receievd 25.11.25 REASON: To ensure that the development is carried out in accordance with the approved details.
- No development shall take place until a scheme for biodiversity enhancement has been submitted to an agreed in writing with the Local Planning Authority. The development shall be carried out in accordance with the approved details. REASON: IN the interests of maintaining and enhancing biodiversity, in accordance with Policy PC3 of the Flintshire Local Development Plan and Policy 9 of Future Wales - The National Plan 2040.
- Note to Applicant Prior to commencement of any site works you are advised to contact the Highway Authority Street Scene Coordinator, Mr Ian Williams 01352 701230, to agree and mark out the extent of the adopted highway to the front of the property. This will ensure that no part of the proposed front extension encroaches on to the adopted highway indicated on the attached plan.
