The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.

The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Bryn Goronwy (or any subsequent re-naming of the dwelling) , Moel y Crio. Holywell. REASON: The occupation of the building otherwise would be in conflict with the local planning authority's policies and to ensure compliance with Policy HN6 in the Flintshire Local Development Plan.
The proposed biodiversity net benefit mesures, shall be undertaken in accordance with the conclusions of the Bat Emergence & Re-entry Survey approved as part of this permission and shall be carried out within 2 months of occupation of the annexe. REASON: In the interests of maintaining and enhancing biodiversity in accordance with Local Development Plan Policies STR13, PC2 and Planning Policy Wales (PPW) Edition 12
No surface water from any increase in roof area of the building or impermeable surfaces within its curtilage shall be permitted to connect, directly or indirectly, to the public sewerage network. REASON: To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment in compliance with Policy PC2 of the Flintshire Local Development Plan
