- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application Form Location Plan A100 Proposed Site & Landscaping Plan - Dwg A102 Planning Statement REASON: To ensure that the development is carried out in accordance with the approved details.
- The development shall be occupied as holiday accommodation only and shall not be occupied as a person’s sole or main place of residence. The site operator shall maintain an up-to-date register and the information shall be made available for inspection by the local planning authority upon request. The register shall contain details of the names of all the occupiers of the accommodation, their main home addresses and their date of arrival and departure from the accommodation. REASON: In the interests of ensuring that permanent residential occupation of the site and units is prevented in accordance with Policies PC2 and HN4 of the Flintshire Local Development Plan.
- Notwithstanding the details submitted no static caravan shall be sited until details of the design/materials to be used in their construction, have been submitted for the consideration and written approval of the Local Planning Authority. REASON: In the interests of visual amenity in compliance with Policies PC2 and PC3 of the Flintshire Local Development Plan.
- The proposed landscaping incorporating biodiversity net benefit mesures, and security lighting shall be as shown on the Proposed Site & Landscaping Plan - Dwg A102 approved as part of this permission The development shall be carried out in accordance with a timescale to be approved in writing by the Local Panning Authpority and any nd any trees or plants which, within a period of five years of the time of planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species. REASON: In the interests of safeguarding visual amenity and protected bat species, in accordance with Policies PC2 and EN4 of the Flintshire Local Development Plan.
- No development shall commence until a scheme for the disposal of foul drainage has been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details and retained thereafter. REASON: In order to ensure a satisfactory means for the disposal of foul drainage in compliance with Policy PC2 of the Flintshire Local Development Plan.
