- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application form received 29.10.25 Proposed floor plan Dwg P01 Existing floor plan Dwg S01 Existing and proposed block plan Dwg L01 Rev A Location Plan Dwg L01 Proposed Elevations Dwg P02 Existing elevations Dwg S02 REASON: To ensure that the development is carried out in accordance with the approved details.
- Prior to commencement of development a Beaumaris bat box shall be installed /erected on the building in a suitable location and retained as such in perpetuity. REASON: For the avoidance of doubt and in compliance with policy EN6 of the Flintshire Local Development Plan and Chapter 6 of Planning Policy Wales Ed12.
