The development shall be carried out in accordance with the following approved plans and documents: - ELH-HT-Tau A4 - Proposed Site Layout Plan Dwg no. 10011.09 Rev. L - Apartments Type D EHL-AP-D 01 - Bungalow 4-bedroom EHL-WDQR-Bun.01 - Location Plan REASON: To ensure that the development is carried out in accordance with the approved details.
The legally defined public rights of way which affect the site must be marked out on site in strict accordance with the definitive map and with the prior approval of the survey authority before design implementation. The surface of the rights of way must not be disturbed without lawful permission and development over the line of the public right of way until any necessary diversion or extinguishment has been lawfully authorised under the appropriate legislation. Reason: To prevent the unlawful obstruction of a recorded public right of way and to protect the safety of the public.
Prior to occupation of 50% of the dwellings herby permitted the proposed footpath link from the development site to Pembry Drive shall be constructed and completed to the satisfaction of the Local Planning Authority. REASON: For the avoidance of doubt in accordacne with policies STR5 and PC5 of the LDP.
Upon completion of the agreed contamination remediation works, a validation report that demonstrates the effectiveness of the remediation carried out shall be submitted to and agreed in writing by the Local Planning Authority. REASON: In order to ensure that the development is safeguarded against any risks from possible contamination and to protect the amenities of future residents and to comply with Policies PC2 and EN16 of the Flintshire Local Development Plan.
