  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Proposed Elevations - Dwg 25-08-PL06 Existing Elevations - Dwg 25-08-PL02 Flood Consequence Assessment Planning Statement Flood Warning & Evacuation Plan Green Infrastructure Statement Photographs REASON: To ensure that the development is carried out in accordance with the approved details.
  3. The use hereby permitted shall not be open to customers outside the following times: Monday to Friday 08:00 - 21:00 Saturdays, Sundays and Bank Holidays 10:00 - 18:00 REASON: In the interests of residential amenity and ensure compliance with Policies PC2 and EN18 in the Adopted Flintshire Local Development Plan.
