The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.

No development shall take place until there has been submitted to and approved by the local planning authority a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land and details of any to be retained, together with measures for their protection in the course of development. REASON: Adequate details have not been submitted and the Council wishes to ensure that the site is properly landscaped with existing natural features retained and comply with Policy PC2 and PC3 in the Adopted Flintshire Local Development Plan and to meet the Net Benefit for Biodiversity requirements in Chapter 6 of Planning Policy Wales 12..
No development shall take place until a scheme for biodiversity enhancement has been submitted to an agreed in writing with the Local Planning Authority. The development shall be carried out in accordance with the approved details. REASON: IN the interests of maintaining and enhancing biodiversity, in accordance with Policy PC3 of the Flintshire Local Development Plan and Policy 9 of Future Wales - The National Plan 2040.
