- The Local Planning Authority Considers that the proposals amount to a form of residential development in the open countryside which fails to meet criteria HN4-C of the Flintshire Local Development Plan and would therefore be unacceptable within the Open Countryside..
- The Local Planning Authority consider that insufficient information has been provided to demonstrate that the foul drainage proposals for the proposed development would represent an appropriate drainage solution in this location. As such, the proposals are contrary to the provisions of Policy PC2 of the Flintshire Local Development Plan.
