  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2.   3. No development shall commence until a drainage scheme for the site has been submitted to and approved in writing by the Local Planning Authority. The scheme shall provide for the disposal of foul, surface and land water, and include an assessment of the potential to dispose of surface and land water by sustainable means. Thereafter the scheme shall be implemented in accordance with the approved details prior to the occupation of the development and no further foul water, surface water and land drainage shall be allowed to connect directly or indirectly with the public sewerage system. REASON: To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment.
  4. Notwithstanding the submitted detail, there shall be no pedestrian opening formed within the front stone wall of Unit 2 hereby permitted. REASON: For the avoidance of doubt and to main the character of the listed building and its setting in compliance with Policies PC2 EN8 and EN9 of the Flintshire Unitary Development Plan
  5. Notwithstanding the submitted detail, the proposed bin storage to be provided to serve unit 2 of the development hereby permitted shall not be as shown on the AMENDED Proposed Site Layout Plan Rev G but in accordance with details as may subsequently be submitted and approved in writing by the Local Planning Authority.. The development as may subsequently be approved shall be completed to the written satisfaction of the Local Planning Authority prior to the occupation of unit 2 REASON: For the avoidance of doubt and to main the character of the listed building and its setting in compliance with Policies PC2 EN8 and EN9 of the Flintshire Unitary Development Plan
  6. Notwithstandinng the submitted detail , none of the units hereby permitted shall be occupied until details of the proposed pedestrian forecourt/steps have been submitted for the consideration and written approval of the Local Planning Authority. The development as may subsequently be approved shall be complted in accordance with such timescale as may be agrred in writing by the Local Planning Authority. REASON: For the avoidance of doubt and to main the character of the listed building and its setting in compliance with Policies PC2 EN8 and EN9 of the Flintshire Unitary Development Plan
  7. The poposed biodiversity net benefit mesures contained within the Bat Roost Assessment approved as part of this permission shall be installed on site prior to the occupation of any of the units hereby permitted. REASON: In the interests of maintaining and enhancing biodiversity in accordance with Local Development Plan Policies STR13, PC2 and Planning Policy Wales (PPW) Edition 12
  8. You are advised to remove all vegetation/planting from behind the existing highway boundary fronting the site to maximise visibility from and of vehicles using the parking area.
  9. You are advised of the need to obtain seperate Listed Building Consent for the proposed works which is subject to application LBC//000813/25
