Planning conditions
  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application Form received 21/08/2025 Location Plan, Site Plan, Elevations & Floor Plan, dwg no. 6201 01 Rev X, received 21/08/2025 Highways Statement received 08/09/2025 Green Infrastructure Statement received 18/09/2025 REASON: To ensure that the development is carried out in accordance with the approved details.
  3. The permission hereby granted shall enure for the benefit of the applicant Mrs Joanne Cottier only and shall not enure for the benefit of the land and upon the applicant ceasing the use, the permission shall become null and void. REASON: To enable the Local Planning Authority to maintain control over the proposed development and to ensure the proposal complies with Policy PC2 of the Flintshire Local Development Plan.
  4. The use hereby permitted shall not be open to customers outside the following times: Monday - Friday: 0900 - 1700 Saturday: 0900 - 1300 SundayBank Holidays: None REASON: In the interests of residential amenity and to comply with Policy PC2 of the Flintshire Local Development Plan.
