2. A Full Travel Plan and Transport Implementation Strategy (TIS) shall be submitted and approved in writing by the County Council prior to the first use of the development. REASON: To encourage the use of more sustainable forms of travel in accordance with policy PC5 of the Flintshire Local Development Plan
3. Within 3 months of the operation of each phase of development the air quality and noise assessment reports contained within the Environmental Statement - Noise & Vibration received 29th October 2021 and Environmental Statement - Air Quality Dust& Odour received 29th October 2021 shall be repeated with the updated results submitted to and approved in writing by the Local Planning Authority. REASON: To identify and prevent any unexpected issues/exceedances and potential improvements in order to protect residential amenity in accordance with policy EN18 of the Flintshire Local Development Plan.
4. All planting, seeding, turfing, fencing, walling or other treatment comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the completion of each phase of development and any trees or plants which, within a period of five years of the time of planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species. REASON: In order to ensure that the site is adequately landscaped in the interest of residential amenity and comply with Policy PC2 and PC3 in the Adopted Flintshire Local Development Plan.
