Single story extension to the house at the rear to create an open plan kitchen, single story extension to create a down stairs toilet and shower room at the left rear of the house, and build a detached double garage behind existing garage. Existing garage will then be removed to create a double width double length drive for car parking.

1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.

3. The proposed garage shall be used only for purposes incidental to the enjoyment of the dwelling as such and no trade or business shall be carried out therefrom. REASON: In the interests of the residential and general amenities of the area and comply with Policies PC2 and EN18 in the Flintshire Local Development Plan.
4. If finished ground levels or new surface material requires, positive means to prevent the run-off of surface water from any part of the site onto the highway shall be provided in accordance with details to be submitted to and approved by the Local Planning Authority prior to the commencement of any site works. REASON: To prevent the accumulation of surface water on the highway in the interests of maintaining highway safety and to prevent damage to the highway surface or structure in compliance with Policy PC5 of the Flintshire Local Development Plan.
5. The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards.
