  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application form received 01.08.26 Existing ground floor plan Dwg PL01 Existing first floor plan Dwg PL02 Proposed first floor plan Dwg PL05 Location Plan Dwg PL04 Existing elevations Dwg PL03 Proposed elevations Dwg PL04 Green Infrastructure Statement REASON: To ensure that the development is carried out in accordance with the approved details.
  3. No development shall take place until samples of the materials to be used in the construction of the external surfaces of the extension hereby permitted have been submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details. REASON: In the interests of the visual amenities of the locality and ensure compliance with Policy PC2, PC3 and HN5 of the Flintshire Local Development Plan.
