  3. Prior to the commencement of development, details of the extract ventilation and filter shall be submitted to and approved in writing by the Local Planning Authority. The extract ventilation and filter/s shall be installed in accordance with the approved scheme before the development is brought into use and maintained in accordance with the approved scheme thereafter. REASON: To ensure that any concentration of air pollutants in the vicinity is minimised and/or a nuisance is not caused in accordance with Flintshire County Council, and to comply with Policy EN18 of the Local Development Plan.
