The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
The development shall be carried out in accordance with the following approved plans and documents: Application form received 12.08.25 Existing ground floor plan and elevations received 12.08.25 Proposed ground floor plans and elevations received 12.08.25 Location and block plan received 12.08.25 REASON: To ensure that the development is carried out in accordance with the approved details.
No development shall take place until a scheme for biodiversity enhancement has been submitted to an agreed in writing with the Local Planning Authority. The development shall be carried out in accordance with the approved details. REASON: IN the interests of maintaining and enhancing biodiversity, in accordance with Policy PC3 of the Flintshire Local Development Plan and Policy 9 of Future Wales - The National Plan 2040.
No surface water from any increase in the roof area of the building /or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system . REASON : To prevent hydraulic overloading of the public sewerage system , to protect the health and safety of the existing residents and ensure no pollution of or detriment to the environment and to comply with the requirements of Policy PC2 of the Flintshire Local Development Plan.
