Officers Report Decision NoticePlanning conditions
- The development hereby approved shall be commenced before the expiration of two years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application form received 30.07.26 Existing floor plans and elevations Dwg W12/1 Proposed floor plans and elevations Dwg W12/6 Site plan Dwg W12/3 Location plan Design and Access Statement REASON: To ensure that the development is carried out in accordance with the approved details.
- Development shall not begin until an appropriate photographic survey , equivlent to an English Heritage Level 1 study of the existing building has been carried out in accordance with details to be submitted to and approved by the Local Planning Authority. The resulting digital photographs shall be submitted to the Local Planning Authority and the Development Control Archaeologist at Heneb . After approval by the Local Planning Authority a copy of the photographs should also be sent to the Historic Environment Record Officer at Heneb for inclusion in the Regional Historic Environment Records. REASON: To secure a full photographic record of the original building prior to alteration /conversion and in compliance with policy STR13 of the Flintshire Local Development Plan.
