Planning conditions
  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application form received 20.07.26 Location plan Dwg L05 Existing elevations Dwg L02 Proposed elevations Dwg L05 Rev B (amended) Staffing details REASON: To ensure that the development is carried out in accordance with the approved details.
  3. Unique Condition No land drainage shall be allowed to connect directly or indirectly with the public sewerage network. REASON: To prevent hydraulic overloading of the public sewerage system , to protect the health and safety of existing residents and ensure no pollution of or detriement to the environment in compliance with Policy PC2 of the Flintshire Local Development Plan.
  4. The business premises hereby approved shall only operate between the hours of Monday to Friday 08.00am -22.00 pm ,Saturday 08.00 am - 20.00pm and Sunday and Bank Holidays 10.00am -16.00pm. REASON : For the avoidance of doubt and in the interests of residential amenity in compliance with policy PC2 of the Flintshire Local Development Plan.
