  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application Form – Date received 2nd July 2025 Location Plan – Date received 2nd July 2025 Proposed Site Plan – Date received 2nd July 2025 Proposed Block Plan – Date received 2nd July 2025 Unit Details – Date received 2nd July 2025 Unit Specifications - Date received 2nd July 2025 REASON: To ensure that the development is carried out in accordance with the approved details.
  3. Prior to the commencement of development a scheme for biodiversity enhancement of the site shall be submitted to and approved in writing by the Local Planning Authority. The agreed scheme shall be implemented in full prior to first occupation and retained as such thereafter. REASON: In the interest of maintaining and enhancing biodiversity in accordance with Local Development Plan Policy STR13 and Planning Policy Wales.
