Planning conditions
  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application form 30.06.26 Location plan Dwg 26 015 PL01 Existing and proposed elevations Dwg 26 015 PL05 Green Infrastructure Statement Design and Access Statement Proposed site plan Dgw 26 015 PL02A REASON: To ensure that the development is carried out in accordance with the approved details.
  3. A 2.0m strip of land to the rear of the proposed 600mm high wall , adjacent to the highway, shall be kept clear of obstruction. REASON: In order to maximise visibility from the proposed point of access and in the interest of maintaining highway safety in compliance with policy PC2 of the Flintshire Local Development Plan.
  4. No part of the highway boundary shall encroach on to the adjoining adopted highway indicated on the attached plan. REASON: In the interest of maintaining highway safety in compliance with Policy PC2 of the Flinshire Local Development Plan.
