- It is considered that due to their scale and massing, the proposals would create an unbalanced, overbearing impact upon the character and appearance of the existing dwelling and surrounding area contrary to Policies PC1, PC2, PC3 and HSG12 of the Flintshire Local Development Plan.
- The proposal fails to demonstrate that adequate parking facilities can be provided clear of the highway contrary to Policy PC5 of the Local Development Plan and Supplementary Planning Guidance 11.
- The application is not supported by a GIS, and the application does not include any enhancements to biodiversity. As such, the proposal fails to comply with Policies EN2 and STR13 of the Flintshire Local Development Plan and Planning Policy Wales 12.
