No building works, alterations or landscaping are proposed /required and none have taken place - the building will remain as existing externally and internally. The application is a retrospective change of use application to regularlise the use of our existing annexe (which has previously been ancillary accommodation for our house (Plas Hendre) as a full- time two bedroom self -catering holiday let. We have been using it as such, listing it on Airbnb since 31 January 2025.

1. The building the subject of this application would cause serious harm to the setting of the listed farm house Plas Hendre, due to its large scale and unsympathetic design within the curtilage of an important listed building, contrary to Policy EN8 of the Flintshire Local Development Plan and the guidance of TAN 24 The Built Historic Environment.
2. In addition it has not been demonstrated that the proposal would not lead to further phosphates loading of the River Dee and Bala Lake Special Area of Conservation, the Local Planning Authority applying the precautionary principle can not be satisfied that the proposal would not lead to an increase in phosphates loading and resultant adverse impact upon the SAC contrary to policy EN15 of the Flintshire Local Development Plan.
