Planning conditions
  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2. The development shall be carried out in accordance with the following approved plans and documents: Application form received 23.06.2026 Proposed block plan Dwg LO1 Proposed ground /first floor plan Dwg P01 Existing detached garage Dwg S01 Location Plan and existing block plan Dwg LO1 Proposed elevations Dwg P02 Rev B Inspection and Assessment bats and breeding birds Scheme of Biodiversity Enhancement Bat Activity Ecological Assessment REASON: To ensure that the development is carried out in accordance with the approved details.
  3. No surface water from any increase in the roof area of the building/or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system. REASON : To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment .
  4. Prior to commencement of development a Habitat Management and Ehancement Plan should be submitted to the Local Planning Authority and agreed in writing to demonstrate that for every tree affected three replacments will be provided , the location and species of which must be provided in the HMEP. REASON: For the avoidance of doubt and in compliance with policy PC3 of the Flintshire Local Development Plan.
  5. Any works impacting upon soffits or eaves should be timed outside the nesting season (April - August inclusive) Should any nests be removed , they should be replaced in the same location with artifical nesting cups. RESASON: For the avoidance of doubt and in accordance with policy PC3 of the Flintshire Local Development Plan.
  6. INFORMATIVE Warning A European Protected Species (EPS) Licence is required for this development. This planning permission does not provide consent to undertake works that require a EPS Licence It is an offence to deliberately capture, kill or disturb EPS or to recklessly damage or destroy their breeding sites or nesting places.If found guilty of any offences, you could be sent to prision for up to six months and /or receive an unlimited fine.   7. Removal of the temporary static caravan shall be within 2years of the date of the approval of the application or upon completion of the works , whichever is the sooner. REASON : For the avoidance of doubt and so that the Local Planning Authority retains a measure of control over the removal of the caravan when no longer required and to comply with the requirements of Policies PC1 and PC2 of the Flintshire Local Development Plan.
