  1.   2. This permission shall enure for the benefit of the applicant Lianne Connah only. When the premises (3 Ffordd Eilian) cease to be occupied by Lianne Connah, the use hereby permitted shall cease and the permission shall become null and void. REASON: In the interest of the living conditions of the occupiers of nearby dwellings and to ensure compliance with Policy PC2 in the Flintshire Local Development Plan.
  3. No more than 1no. member of staff and no more than 1no. customer shall be present on site at any one time. REASON: For the avoidance of doubt and in the interest of residential amenity and to maintain highway safety in compliance with Policy PC2 and EN18 of the Flintshire Local Development Plan.
  4. The use hereby permitted shall only operate between the hours of 09.30 - 18.00 Tuesday to Saturday and at no time Sunday, Monday orc Bank Holidays. REASON: For the avoidance of doubt and in the interest of residential amenity in compliance with Policy PC2 and EN18 of the Flintshire Local Development Plan.
  5. Advisory Notes The proposed development site is crossed by public sewers with the approximate position being marked on the attached Statutory Public Sewer Record. Should circumstances change and the application proposes any operational development, including any new structures or increase in the roof area of the building, we must be re-consulted on this application. The planning permission hereby granted does not extend any rights to carry out any works to the public sewerage or water supply systems without first having obtained the necessary permissions required by the Water industries Act 1991. This means that any alterations to existing premises that result in the creation of additional premises or merging of existing premises must be constructed so that each of the premises is separately connected to the Company’s water main and can be separately metered.
