The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.

No surface water from any increase in the roof area of the building or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system. REASON: To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment, to comply with the requirements of Policy PC2 of the Flintshire Local Development Plan. .
Note to Applicant Dwr Cymru Welsh Water advise that the site is crossed by a 100mm foul water public sewer. It appears that the proposed development woud be situated directly above the public sewer, which has a protection zone of 3m either side of the centreline. Notwithstanding this we advise that the applicant can apply for a Build Over Sewer (BOS) agreement and request that the applicant contact us for further guidance.
