1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
2. The development shall be carried out in accordance with the following approved plans and documents: Application form received 22.04.26 Existing and proposed plans and elevations Location Plan Green Infrastructure Statement Photographs of site x2 REASON: To ensure that the development is carried out in accordance with the approved details.
3. No surface water from an increase in any impermeable surfaces from the development hereby approved and shall not drain directly or indirectly to the public sewerage system. REAON: To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment and to comply with Policy PC2 of the Flintshire Local Development Plan.
4. You are advised that the planning permission hereby granted does not authorise any building over, diversion, connection or other interference with any sewer, public or private, which crosses the site. You are advised to contact Dwr Cymru Welsh Water, PO Box 3146, Fortran Road, Cardiff. CF30 0EH (Tel: 0800 9172652) in this regard, prior to undertaking any groundwork in connection with the development. Should you be required to depart from the details hereby approved you should contact the Council's Planning Department to seek further advice with regard to the submission of amended plans and/or a new planning application.
