Decision Notice Officer's ReportPlanning conditions
- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application Form received 01/07/2026 Location Plan received 16/04/2026 Proposed Site Plan DWG No. A004 received 16/04/2026 Proposed Floor Plan & Elevations DWG No. A005 received 16/04/2026 Proposed Elevations DWG No. XX received 00/00/2026 Green Infrastructure Statement received 16/04/2026 REASON: To ensure that the development is carried out in accordance with the approved details.
- The agricultural storage building hereby permitted shall only be used for storage purposes ancillary to the primary business operation of the site (agriculture) and shall not be used for any independent storage or other uses falling within B8 of the The Town and Country Planning (Use Classes) Order 1987 (as amended). REASON: To protect and maintain the character and nature of the open countryside and to comply with Policies PC1 and PC2 of the Flintshire Local Development Plan.
- The agricultural storage building hereby permitted shall not be used for the accommodation of livestock or for the storage of slurry or sewage sludge unless otherwise approved in writing by the Local Planning Authority. REASON: In order to protect residential amenity and to prevent pollution and to comply with Policies PC2 and EN18 of the Flintshire Local Development Plan.
