Decision Notice Officer’s ReportPlanning conditions
- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.

- The occupancy of the annex hereby permitted shall be used for purposes incidental to the enjoyment of the dwelling known as no. 23 Scots Road, Mancot, Deeside and shall at no time be used as a separate independent dwelling. REASON: In the interests of clarity, to ensure that the Local Planning Authority retain a measure of control over the site and in compliance with Policy HN6 of the Flintshire Local Development Plan.
