Decision NoticePlanning conditions
- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
- The development shall be carried out in accordance with the following approved plans and documents: Application form received 05.03.26 Location Plan Existing elevations Dwg JRD 01 06 Proposed elevations Dwg JRD 01 06 Elevations REASON: To ensure that the development is carried out in accordance with the approved details.
- No surface water and or land drainage shall be allowed to connect directly or indirectly with the public sewerage network . REASON : To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no pollution of or detriment to the environment.
- Note to Applicant You are advised that the site is within close proximity of a 225mm public foul sewer. In accordance with The Water Industry Act 1991, Dwr Cymru Welsh Water require access to its apparatus at all times to carry out maintenance and repairs. It appears the development site appears to be situated outside the protection zone of the public sewer measured 3m either side of the centre line and is therefore acceptable in principle.
