Planning conditions
  1. The development shall be carried out in accordance with the following approved plans and documents: Application Form date received 26/2/26 Location Plan - Dwg CP481-01A date received 26/2/26 Proposed Block Plan Dwg CP481-02D date received 26/2/26 Design & Access Statement date received 26/2/26 Planning Statement date received 26/2/26 Noise Mitigation Plan date received 14/4/26. REASON: To ensure that the development is carried out in accordance with the approved details.
  2. Development shall be carried out in accordance with the Noise Mitigation Plan (NMP) approved as part of of this permission REASON: For the avoidance of doubt and In order to safeguard the livng conditions of the occupiers of nearby residential properties in compliance with Policy PC2 of the Flnshire Local Development Plan.
  3. The proposed access shall have a visibility splay of 2.4m x 160m in both directions measured along the nearside edge of the adjoining carriageway over land within the control of the Applicant and/or Highway Authority and within which there shall be no obstruction to visibility in excess of 1.0m above the nearside channel level of the adjoining highway REASON : To ensure that adequate visibility is provided in perpetuity at the proposed point of access onto the highway in the interests of maintaining highway safety and in compliance with Policy PC2 of the Flintshire Local Development Plan.
  4. The site shall be used solely for the training and exercising of dogs between the hours 0600- 2100. REASON: In order to control the scale of development from a highway and amenity perspective in compliance with Policy PC2 of the Flintshire Local Development Plan.
  5. The access shall be set out in accordance with standard detail/heavy duty specification and shall measure a minimum of 5.0m in width for a distance of 15m into the site. REASON To ensure the formation of a safe and satisfactory means of access in the interests of maintaining highway safety and in compliance with Policy PC2 of the Flintshire Local Developent Plan.
  6. The proposed access gates shall be designed to open inwards only and positioned a minimum distance of 5.0m from the edge of the existing carriageway. REASON To provide for the parking of a vehicle clear of the highway whilst the gates are being opened thus avoiding interference with the free flow of traffic on the adjoining highway and to provide for adequate pedestrian visibility in compliance with Policy PC2 of the Flintshire Local Development Plan.
  7. Facilities shall be retained within the site for the loading, unloading, parking and turning of vehicles. REASON: To ensure that adequate parking and manoeuvering space is provided to serve the proposed development and to avoid the necessity for reversing movements into or from the highway in the interests of highway safety and maintaining the free flow of traffic on the adjoining highway in compliance with Policy PC2 of the Flintshire Local Development Plan.
  8. The applicant is advised to conider and address the potential impact from invasive non-native species and specific diseases (e.g. Chytrid) in continuation of the usage of the site as a dog walking and exercise facility.
