Planning conditions
- The application fails to meet key criteria within Technical Advice Note 6 (TAN6) for the creation of two agricultural workers dwellings in the open countryside location and is contrary to Policies PC1, HN4 and HN4-B of the Flintshire Local Development Plan and TAN6.
- In the opinion of the Local Planning Authority the change of use of agricultural land to amenity space for the two proposed agricultural workers dwellings would have an adverse effect on the open countryside location and Area of Outstanding Natural Beauty (AONB) contrary to Policies PC2, PC3, EN4 and EN5 of the Flintshire Local Development Plan.
- The application lacks sufficient parking provision for the number of dwellings and intended occupants which may have a detrimental impact on the highway contrary to Policies PC4 and PC5 of the Flintshire Local Development Plan.
