  1. The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
  2.   3. All planting comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the completion of the development, and any plants which, within a period of 5 years of the time of planting die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the local planning authority gives written consent to any variation. REASON: To ensure that the approved landscaping scheme is implemented to the satisfaction of the local planning authority and comply with Policy EN2 in the Flintshire Local Development Plan.
