- The application site is within the catchment of the River Dee Special Area of Conservation (SAC) and in the opinion of the Local Planning Authority insufficient information is available until Natural Resources Wales (NRW) have carried out a review into phosphates. The Local Planning Authority are unable to carry out a Habitats Regulation Assessment (HRA) in relation to phosphates at this time and without this the proposals would have an adverse effect on the SAC contrary to Policy EN6 of the Flintshire Local Development Plan.
- In the opinion of the Local Planning Authority the application contains insufficnet information in regards to parking and without this it is considered that the proposals would have an adverse effect on the highway contrary to Policy PC5 of the Flintshire Local Development Plan.
- In the opinion of the Local Planning Authority the proposal contains insufficient information in regards to amenity space for the 3 residential units and is considered to have an adverse effect on the living conditions of occupiers contrary to Policy PC2 of the Flintshire Local Development Plan.
