- Notwithstanding the approved details, the vehicular access shall be regularised through the construction of a dropped kerb prior to the new use as a residential dwelling. The construction of the vehicular footway crossing shall be carried out in accordance with the Councils Highway Standard Construction Details to avoid any adverse effect on the highway in accordance with Policy PC2 and PC5 of the Flintshire Local Development Plan.
- Notwithstanding the approved details, visibility from the proposed access shall be maximised with the highway boundary means of enclosure reduced to, and maintained at, a height not exceeding 1.0m above the nearside channel level to avoid any adverse effect on the highway in accordance with Policy PC2 and PC5 of the Flintshire Local Development Plan.
