The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.
The development shall be carried out in accordance with the following approved plans and documents: Application form – Date received 21/01/26 Location plan – Date received 21/01/26 Proposed block plan Dwg A201 – Date received 21/01/26 Proposed combined plans Dwg A200 - Date received 21/01/26 REASON: To ensure that the development is carried out in accordance with the approved details.
HIGHWAYS SUPPLEMENTARY NOTES TO BE ISSUED TO APPLICANTS AS PART OF PLANNING CONSENT Notwithstanding any planning consent which may have been granted, no work shall be executed within the highway without the prior approval in writing from the Local Highway Aurthority and any of the following clauses, as deemed appropriate, or as specified on the planning consent notice shall be strictly adhered to:- (9) A public right of way, described below, crosses / abuts the application site and should be safeguarded before development commences : - FOOTPATH 30 NOTE: In accordance with current policy any planning consent requiring diversion / extinguishment of a public right of way to enable development to be carried out will not be processed by the County Council. The Developer / Landowner shall make application for such an Order to the Secretary State for Wales under Section 247 of the Town and Country Planning Act 1990.
