- The development hereby approved shall be commenced before the expiration of five years from the date of this permission. REASON: To comply with the requirements of Sections 91 to 93 of the Town and Country Planning Act, 1990.

- No surface water from any increase in the roof area of the building /or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewer system. REASON: To prevent hydraulic overloading of the public sewerage system, to protect the health and safety of existing residents and ensure no detriment of or detriment to the environment.
- You are advised that the applicantion site is crossed by 100mm connecting public foul sewer and appears to be within the protection zone of 3m either side of the centre line , the applicant can submit a Declaration of Works to Dwr Cymru Welsh Water , it is requested that the developer /applicant contact Dwr Cymru for further guidance/advice and refer to website (https://developers.dwrcymru.com/en/applications/planning/build-over-or-near-to-sewers)
