  1. Insufficient evidence has been provided with the application to demonstrate that the commercial buildings have been actively marketed for a period of 12 months contrary to Policy HN4-B of the Flintshire Local Development Plan
  2. The proposed conversion fails to provide appropriate amenity space and will result in unacceptable living conditions for future residents due to a lack of natural light. Additionally the application fails to provide evidence the existing commercial use will not give rise to pollution issues for future residents. The application therefore fails to accord with Polices PC2, HN4-B and EN18 of the Flintshire Local Development Plan
  3. The application fails to demonstrate that adequate parking and turning facilities for the retained commercial units can be achieved within the application site contrary to Policies STR5 and PC5 of the Flintshire Local Development Plan
